Dubai PSF varies enormously by location. Budget areas like International City average AED 600–900 psf; mid-market communities like JVC and Dubai Silicon Oasis average AED 900–1,200; established premium areas like Dubai Marina average AED 1,500–2,200; and ultra-prime areas like Downtown Dubai and Palm Jumeirah average AED 2,500–5,000+. The Dubai citywide average across all transactions in 2025 was approximately AED 1,450 psf.
The formula is simple: PSF = Total Property Price ÷ Built-Up Area (in sq ft). For example, AED 1,800,000 ÷ 1,200 sqft = AED 1,500 per sqft. Always use BUA (Built-Up Area) from the title deed, not plot size or common area. For off-plan properties, use the SPA (Sales and Purchase Agreement) stated BUA.
Dubai real estate almost universally uses square feet (sqft) for property sizes and PSF pricing. Title deeds, DLD records, and developer SPAs all use sqft. To convert: 1 square metre = 10.764 square feet. So 100 sqm = 1,076 sqft. Our calculator uses sqft as the default, this matches DLD documentation.
From an investment perspective, PSF below community average typically offers better entry value and higher rental yield potential. Communities with PSF of AED 900–1,300 (JVC, DSO, Dubai Sports City) typically offer gross rental yields of 7–9%, while prime areas (AED 2,000–4,000 PSF) yield 4–6%. The "best" PSF depends on whether you prioritise yield, capital appreciation, or lifestyle value.
Service charges are quoted per sqft per year in Dubai (set by RERA). High service charges (AED 25–40 psf/year) in premium communities reduce net yield. When evaluating PSF, always factor in the annual service charge burden, a property at AED 1,200 PSF with AED 30 annual service charge costs more to hold than one at AED 1,300 PSF with AED 15 service charge.
DLD (Dubai Land Department) transaction data is highly reliable as it records all registered sales at actual transfer values.
